Loft
Conversions
With the correct skills and some imagination most lofts
can be converted into a useful living space to form a child’s
bedroom, master bedroom with en-suite, study etc. A loft
conversion allows you to add space without having to move
and inevitably adds value and enhances the beauty of your
property.
There are several distinct
types of loft conversion:
Rear Dormer: These are mainly suited
for houses which have up and over roofs and are usually
fitted to the rear slope. In some exceptional cases a
front dormer may be allowed by you Local Authority Planning
department.
Side Dormer: Side hipped roofs often
require the addition of a side dormer to accommodate the
new staircase up to the loft. An additional rear dormer
may also be installed.
Hip to Gable Conversion:
For this conversion the original hip end is removed
and a gable wall built. It provides an ideal place to
fit a window to illuminate the new stairway. A wide rear
dormer may be installed with this type of scheme.
Lofts
Mansard Roof: This type of roof conversion
is distinctive in certain areas i.e. Fulham, and some
conservation areas. It usually involves both party walls
being built up. The face of the mansard is set at 71 degrees
pitch. Velux windows or small dormers may be fitted to
the new mansard roof.
Eaves Conversion: This is the most basic
type of loft conversion. The new room is formed within
the existing envelope of the roof. We still require steel
beams to be fitted.
The introduction of several Velux windows achieves a
greater feel of space.
Whichever type of loft conversion suits your house, you
will require plans and even structural calculations to
be produced. In some cases planning permission is required
before work can commence yet all loft conversions require
building regulation approval. Don’t overload yourself
with legislation and technical jargon; leave that to our
