There are several important factors to consider:
- Work with companies recommended by trusted sources.
- Ask to view at least three completed projects similar to yours.
- Research your preferred company – check how long they’ve been trading and their reputation.
- Request a detailed quotation, including specifics such as the number of sockets and switches.
- Take time to compare quotes and ensure they include the same scope of works.
- Don’t automatically choose the cheapest or most expensive option.
- Ask to speak to previous clients for honest feedback.
- Consider running a credit check on the company directors.
- Make sure there’s a clear payment structure, avoiding large upfront payments.
- Check whether the company is a member of any professional federations such as the FMB (Federation of Master Builders).
At UKSmartBuild, we proudly follow all of the above best practices.
Not all loft conversions or extensions require planning permission. Most properties can proceed under Permitted Development (PD) rights. However, we recommend submitting a PD application to obtain a Certificate of Lawfulness for peace of mind. New developments or homes in conservation areas will generally require full planning permission.

We aim to complete your loft conversion within four weeks, provided all client-supplied items are available on site as scheduled.
In a hip-to-gable conversion, the sloping side (hip) of the roof is extended outwards and upwards to form a vertical gable wall. This design strengthens the roof structure and creates additional internal loft space, making it ideal for semi-detached, end-of-terrace, and detached properties.
To check, stand on the ceiling joist directly beneath the roof apex and measure from the joist to the underside of the apex. A minimum height of 2,300 mm is required for a compliant loft conversion.
No. Loft conversion work is primarily carried out externally. All materials are delivered directly into the loft using a crane lorry, minimising disruption. During internal work, we ensure all areas are protected and covered to reduce dust and debris.
A basic loft conversion with a single room starts from £40,000 + VAT. However, every property is unique, and most lofts are bespoke, so final prices may vary.
